Are You Not Entertained?

“Are you not entertained?” 

I love the gladiator movie. 

❓ If you had a camera on yourself this week would you be satisfied with your results?

Did you “entertain” your clients, customers, investors, tenants, spouse, kids, family, friends, colleagues, associates, mentors, mentees?

For me, I’m pretty satisfied. While I feel I did entertain, it was not overall my best performance. 

But no excuses because of the time of the year, because I took a few days off, or any other reason. 

No two weeks are the same. 

No two days are the same. 

I grow and learn every day. I’m REALLY excited for 2024 as the next 30-36 months will be fantastic across the broader real estate and operating business environments. 

We have some incredible investment opportunities coming up. 

I also have some other ideas coming to fruition that will be powerful beyond belief. Complete game changers – because that is how I play the game of life!

✅ Success: Since taking over a 78 unit multifamily property in Kansas City on Nov 6, 2023, we have renovated 8 units, have 5 more in progress, leased 5 units, have 4 more pending leases, and corrected about 20 tenant’s expectations that we mean business and are 4 steps ahead of the games they play, all while hiring 2 new exceptional team members who have allowed me to step out of the daily and now weekly meetings for the property. 

So while not a self storage property, I’m still an investor that knows a good deal. One that took 50 weeks to transpire.

And I execute. Well. Extremely well actually. 

🆘 However, while this was a great success, our self storage business needed a little more attention. I’ve been digging into this business and noticed some easy improvements. 

I’m speaking truthfully. It is business. It ebbs and flows. You need to collect more data to make improved decisions. 

Here are two data points that really stuck out to me in our self storage business: 

1️⃣ is that there has been literally zero pushback on rental price increases. 

2️⃣ is that this means we can continue our strategy of promotional pricing and executing rental price increases. This means we can increase physical occupancy quickly and increase economic occupancy in a planned and structured manner.

In fact, I ran a promotion between the holidays and 7 storage units got rented. Great promotional rate, and after 60 days they will be paying full price. Also, we rented another 3 units at full price AFTER the promotion but because they had seen the promotion. 

Google Ads help immensely but also posting on social media in different facebook groups helps spread the word too. Marketing is really a numbers game at the end of the day. 

So, yes, I’m pretty satisfied with this week. And looking forward to improving 1% daily next week.  

Now time to enjoy my daughter playing basketball.  Make the most of the weekend.
